I want to try and find a set of bigger buyer communities or larger institutions that can reliably buy 5-10 properties per month in the following states: LA, TX, MS, MO, TN, GA, OH, FL.

From my experience, tenants respond well when they know a place has been remodeled and never lived in. 

All of which are well documented on the forums.

Probably well over 1/2 of the auctions don't happen because they get cancelled by the courts for one reason or another.  

U cant use one set of numbers on all asset class's..

I was going to disagree with both your previous post Steven as well as with Ebere.

Exploring vacant land in suburbs or up-and-coming neighborhoods could offer you cheaper build costs and potentially lower taxes as well.

I have set up a holding LLC in WY and plan to put my CA and TX entities within the holding LLC.

The rules are stringent as well.
