Where am I light.. 

You can watch it and hear the light bulbs going off in your head.

(kept existing kitchen cabinets), but replaced all of the vanities in the bathrooms, and installed granite countertops, luxury plank vinyl through out, new light fixtures, added front landscaping, new toilets, shower, tub, new baseboards, light fixtures, garage door, garage door opener, two tone paint, etc...

I would send them a warning to remove the unauthorized pets otherwise to start paying for them per the policy. 

I felt I should warn him about the concession though and, while I think it was the right thing to do, I felt bad about it because I didn't want to be the party pooper.

It is a light read, but very informative from a man who has had his hand in a number of "investment pies" throughout life.

Electric/Lighting- depends on contractor.  2 months.  3 days effort.7. 

These allowance items include tile, vanity, light fixtures, etc.

The only negative is you will have other dumping at your site, so secure it and light it as well as you can.
