Learning how to tile, remodel cabinets, dry wall repairs, just about all the DIY projects were a learning curve for me Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I’m still open to deals in this area but I’m being extra cautious and looking for something special at this point if I’m gonna pull the trigger. 

People were historically paying double digit interest rates in the 80-90's and were still pulling the trigger. 

I have been investing in the stock market for a couple decades now and have done so succesfully doing so largely on my own, but when it comes to getting started here I can't seem to "pull the trigger".  

Think I’m going to pull the trigger and try to get the ball rolling.

I forget that because I sprayed cars in high school and was able to hop right in.Watch some YT vids, the most important part IMO is to not ever stop while holding the trigger down (glob of paint real fast and a mess to clean).

Aka cap rates and hopefully a wild card factor of appreciation, path of progress, new jobs etc I am a trigger puller when I see that.

Here's where I think you need to engage an asset-protection lawyer for the best course of action.BTW: Fannie Mae explicitly allows an owner to transfer title to a LLC w/o triggering the due-on-sale clause.

The inexperience will remain in the sideline waiting to pull the trigger.
