We would also have to purchase a new washer and dryer set, as well as some small fixes that the owner tried to fix but clearly didn't do a clean job (caulking, trim work, flooring transitions, etc.)

HOAs can be fickle and you never know when something can change and you have to transition out of an STR investment (this happened to us), so just keep an eye on it.

When transitioning a principle res to a rental always document its value at the time.

Not sure if the bubble is related to paper equity transitions or not, but something to consider, especially related to foreign buying I would think.I have a couple metrics and a very crude leading indicator I follow, ready to sell.

While I certainly want positive cash flow (and hopefully appreciation) on the unit, one of the biggest values to me is the firsthand experience I'll gain in figuring out how to acquire good investments and successfully transition them into a portfolio that requires minimal input from me. 

There seem to be some renovations going on in the area, but not nearly as many as the other transitional neighborhoods I've been to.
