Some of the bigger areas will have out of town big banks and investment funds send their representatives to spend millions and they will bid 1% on everything because they don't want the property they are there to make the great return on interest.

If you have liquidity and/or other issues, you would want to have a margin of safety built in.

I was searching new area and came accross a town called Ruskin Fl near to Riverview.

My first property is $50 short from covering my whole mortgage and I replaced a few cap Ex items that I built into the contact that the seller paid for.

Hopefully this is the chicken that lays the golden egg for this town.

Classic 3/2 just outside of town. 

The property is a side by side town home , 2 bed, 2 bath built in 1984 selling for 64k or 120k for both units and potential renting the property for 1k a month.

I am not sure if this the correct forum to start this discussion, so please feel free to move it as needed.I am looking for some advice regarding a 2 family property that my parents have owned for more than 15 years in a small, rural town in Pennsylvania.

This property has not been updated much at all so there are no visual signs of flooding and the seller said that it hasn't ever flooded ( his parents owned the property since 1970 but was built in 1965).

Also, we're looking to be in town August 4-6, and I'd love to attend an event, seminar or similar if you have any reccomendations.
