In NOLA you have flood insurance (mandatory), a lot of capex expenditures in the beginning (most multi’s are either very old or reno’d and there were some shortcuts made), and can get expensive depending on the area.It’s a tough market overall here with limited housing inventory as is.

As a former fire rescue worker I’ve been in the nicest (outside) dirtiest/cluttered (inside) homes imaginable.

I live in South Florida where Single Family 3/2 homes are tough to find less than $250K.

Living from a town close by, I know there are good Sections and VERY tough sections.

That price point is very very tough!

The luxury market in Chicago is tough.

The downside is it's been tough to find a lender that will recognize Airbnb earnings towards dti and now that I don't have W2 earnings it presents an additional challenge to pull money out.

Finding things that meet that criteria are tough since almost everyone is looking for that exact same thing.

I also hear that HUD homes can sometimes be tough to deal with, so this would seem to me like a deal that would be best to do with a partner with some experience.
