If you look up AXA it sounds more like a insurance company then a investment company, agents rent a office space from AXA and buy a computer and software from them.

If your market is really tight then appreciation is probably a good possibility for you.

Either two people who are roommates and they split after a year or two OR a married couple who has a spare bedroom but then have a kid and need more space.  

I'm sure there are still some but the volume is so low that it's hard to find deals in that space.
