If you know a completely remodeled townhome in the same complex sold for 500k then there is no reason for you to spend the same as you would be technically be buying over market at that point since the unit you are looking at needs work.

There is money to be made in both of those categories but they are more difficult without experience.Although I do have a fairly good construction back ground and know my way around a job site, I do want to stay away from the larger rehab's at first, I also definitely don't want turn key.

While it's pending, I guess it is technically off market, but I don't think this is really what people are expecting.The fact that some of the most successful wholesalers in my area are doing this, really just proves that there are plenty of great deals to be had on the MLS.

Although unlikely in our opinion, it is possible that we could get a surprise notice with additional extensions or clarifications, so those investors that have funds in a 1031 Exchange today and have technically failed (even with the extensions) should discuss with their legal and tax advisor whether they should leave the funds in for a while to see if we are surprised with additional extensions or guidance or if they should just pull their funds out.

@Aiyman KhanFirst, technically a dipped property transaction makes your a dealer, not an investor, so in the eyes of the irs and the profit from that the flip is active income, like a wage.To your question, I believe the ways to withdraw money from a S Corp is by salary or dividend.
