I would suggest that he work with an investor(s) to: coordinate open houses, put out bandit signs, promote mentor investors' properties on social media, go out and price rehab materials, help with flips, bird dog properties, just to name a few.

If you have to evict, and they leave stuff, you have to store it for 30 days before throwing it away, but you can charge them for the storage.Regarding a Tenant at Sufferage (this is the Tenant that hasn't moved out yet), you have to go through the eviction process for this.

If you have to charge late fee to avoid not being able to enforce this in the future, you can charge the late fee and give the tenant a gift card to the local grocery store or something like that.
