Does he want to gain steady passive income, or does he want to grow his cash reserve?

Without a steady income I don't qualify for a conventional loan and hard money lenders are looking for investors with experience.  

It sucks to have very little support at home because this is something I've wanted to do for 2+ years now and I feel like I can now because I have steady employment to help secure a loan.

I hope to grow it steady and  have 8-10 employees 1 year after.

Also, if it is rural, it may need a hub to be steady.

I've been slow and steady building a portfolio for ten years and in my experience consistency and finding a really good deal trumps # of doors which is actually not a great metric for your real financial picture and very much tied to location.

My issue is when going to use a conventional loan I'll have to quit my travel nurse job, take up a local assignment to prove I have a "steady" job.

So what is the best possible way to boost your steady income?
