Technically, not all lender would approve a DSCR loan for someone who has not owned their primary but there are some lenders who do lend to FTHB a DSCR loan.

So I plan to take the hit now and convert to Roth next few years.Now I just need to talk to someone who has done it and help me walk the path.

Work with someone to calculate your actual gain from sale. 

There should be no reason, someone wants to run a hard credit pull to simply talk to the clients.
