As a user who spends a lot of time viewing/interacting with the forums from a mobile device (iPhone), I just wanted to provide some feedback on a couple recent changes that I've noticed. 

Match the condition of that house to all other houses being rented out, and then do "smart" upgrades.What that means is simply this.

If I send out some texts about a wholesale house and someone feels the need to write back some smart-*** comment, what are they hoping to accomplish?

If I were really smart and had family close by, I would make my mom or uncle "the landlord" so no one knows I'm the boss.

I have an August smart lock and will have a smart tv. 

Would it be smart to get an attorney to review or write up the offer and if so in my state (CA) or the state of the transaction?

You get that it's not because these brokers necessarily want to be your friend and think you're a smart fellow (not saying that you aren't!)

I would definitely recommend using this strategy to get started as long as you are smart about the property you purchase.

Abel Eagleone build your investors buyers list and do your DUE DILIGIENCE on the properties before you put them under contract so you won't have to worry about backing out .And yes if you do several of these you will ruin your reputation.I know of a guy that braggs about putting several properties under contract in my area but can't assign his contracts because he gets them at 97%LTV pretty smart guy HUH..
