There can be shared laundry onsite, shared parking, shared (yet separated) yard space etcAs for the math portion, I run my rental comps on rentometer and compare it to other ADU's or 1/1 units and their rent amount.

I'm looking to shift my focus from the long game of rental appreciation to the BRRR method.

I'm organizing four events across the US for local short-term rental hosts to come together to have a beer and chat about challenges they've faced and things they've learned over the year and swap a few stories.

I primarily invest in multi-family rentals (buy and hold) and am constantly looking for new opportunities.

My out-of-state clients have found rentals for $120k-$180k.

Two years ago, the military PCS moved me to Washington, DC, and it has opened my eyes so much about the potential in the rental market.

I've been looking to invest in a few single family rental properties..

I do have a 9 to 5 making six figures, and all four of my rental properties are cash flowing, so I'm not sure why I keep hitting all these roadblocks. 

They have 6 figure jobs and just want to collect rental income and move on from their job ASAP.
