Hey guys, im a new motivated investor,i am 20 year old and im looking to buy a rental property in the future but where i live 90% of the rentals do not cash flow and if they do, they are D class property or non-legal/non-conforming duplex/triplex. 

However, depending on the motivations of the seller, you may find a way to carry some seller financing if you use a local bank or something of that nature.

And it also applies to any type of real estate you purchase with the intent of holding for productive investment use.  

Surround yourselves with like-minded individuals, people who bring out the best in you and support your ambitions. 

Hire them hourly and put them under your wing... this is basically like the interview process... you groom the individual slowly giving them more and more responsibility over the next 2-5 years until they can run the job site on their own with minimal input from  you and can clearly communicate any issues that may arise.

You need to see saturation levels for the area for the product type retail, medical,etc. you are thinking of.

I completely disagree with this "It takes time" and "Do yourself a favor and stay in school" attitude, not very motivating guys.
