Hopefully the property is sub-metered for electric and gas, and maybe even water/sewer, although this is less common, but a lot of times there will still be a "common" electric meter for any common area/outdoor lights and things like that. 

If you'd wait a couple months anyways, it might be worth the furniture to get started. 

There is over supply and the rents are also not increasing.Likely we will need to invest $10,000 into the house (furniture, Flooring, features) to make it more attractive for renters.Self managing a rental comes with tax advantages, primarily taking losses against our other work income.

When I have free time I like to be outdoors.  

I like pay-per-click, outdoor, EDDM or shared mail, etc.

I agree about the bird.I have gotten renters on one when I went to change the locks had three different offers to rent it that daySold one full of pictures furniture and other junk at a nice profit to a relative of prior owner who didn't know they were selling it.I had planned on having to do a lot of work on it

I do some of the work appliances are apart of budget and I put in 5.1 surround sound and speakers in master bed and bath, and outdoor

Maybe nicer laundry in the unit, bigger outdoor space, newer appliances.

Furniture, internet, cable, power, water, pool, yard, linens, cleaning, its just so much work.

My concern is, most of their furniture isn't work moving if they move on.
