Hopefully the property is sub-metered for electric and gas, and maybe even water/sewer, although this is less common, but a lot of times there will still be a "common" electric meter for any common area/outdoor lights and things like that.

There is over supply and the rents are also not increasing.Likely we will need to invest $10,000 into the house (furniture, Flooring, features) to make it more attractive for renters.Self managing a rental comes with tax advantages, primarily taking losses against our other work income.

I agree about the bird.I have gotten renters on one when I went to change the locks had three different offers to rent it that daySold one full of pictures furniture and other junk at a nice profit to a relative of prior owner who didn't know they were selling it.I had planned on having to do a lot of work on it
