I remind tenants that haven't paid by the 7th about the late fee and ask why they haven't paid yet :)The 4% and 15 days are all from the Maine Statutes and Pine Tree Legal has them on their site for tenants information.

They most often need to get there engineer out to the site, check city zoning, city restrictions, water and sewer access ( this varies wildly from site to site).

You'd refinance after a few years of owning it (as long as you have a pay history - which will look more official with a servicer) and take her out with that refi money.

some of the biggest wealth in the US is generated by path of progress land plays usually the farmer seller to the developer.but I will give you a few of my personal land plays.1. 3.5 acres Rohnert Park CA.. when I bought it in early 90s it was unbuildable.. but it sat behind a home depot and I took a calculated risk.. now its been annexed into the city and zoned mixed use residential and sites right next to the Graton casino they built a few years ago..
