Over the last 17 yrs, most of my advertising and loan closings have been in PBC, Broward and Dade.With that said, 90% of Mortgage Brokers, including my friends who are Mortgage Brokers, with the except of a few, are just as lost in space as a typical Bank of America loan officer and realtor.

What are your tips and tricks for helping first time home buyers in a tight market?

My commercial bank loan officer would likely be gone or changing his/her tune about the refinance promised earlier. 

I just don't know how much of an issue it actually is as of yet.I have thought about getting an estimate from a foundation repair company, but at the same time would much prefer to have an independent analysis of what exactly is needed instead of hearing it from someone who can easily inflate the situation to improve their own profit.Thanks for any tips!

I was wondering if there was anyone who could give me an overview of the current market and some tips on buying in Memphis.

Most of the commercial spaces are rented and include a church, bakery, beauty shop and an office with one current vacant office.

It’s very unlikely to have been related to the home’s systems, since it’s a brand-new house.I believe I have a handle on how to proceed, but I’d appreciate any advice on how to handle security deposits with regard to cause, and tips on dealing with insurance.  

These are often called portfolio lenders because they keep their deals in-house and only have to get it to pass muster with the bank's board of directors (BOD), or some long-term, trusted loan officers have a limit up to which they can approve loans without consulting the BOD. 

Just looking for any tips from some of you saltier agents out there on ways I can prepare for my new career and ease the transition a bit.
