If you understand the investment and all the circumstances about investing in property out of your immediate range of distance and you are prepared mentally and financially, then go for it! 

I would never steer business away from my company, but I have an abundance mentality and a ton of respect for those people I mentioned on here.  

I had (and still do sometimes) a poor mans mentality.

It's a lot of mental work.

To answer your specific question, if the disability is mental or developmental he may be legally incompetent and unable to bind himself by contract; in this case your lease.  

There are many more that aren't but if you find an agent that is a savvy negotiator, they will more than likely pay for themselves almost every time.I used to have the same "3% is a lot of money" mentality but have changed my mind completely.

My hope is that through this forum and its resources, I will achieve the first two, and consequently gain the mental fortitude to accomplish the third.I am excited to give this form of investing my full effort, and look forward to hearing from those with similar experiences. 

All too often you will run into residential realtors that are more concerned with their reputation among their real estate community and will not adequately embrace a investors business mentality.

Indicate that if they are willing to work with you, you'll be more lenient about the deposit.My guess is that these losers won't understand that and have mentally written off the deposit already, but maybe it's worth a try.

Hi…so we have this 6 flat we bought a month ago and we did another walk through today and of the newest tenants (not leased by us) was a bit odd…not strange in mental health way, but somethings didn't add up….she claims she is the only person living there but NONE of the closets have ANY clothes…zero, nota stich.
