He definitely documented for me very well the dates he sent the letter with the issues, how many days they had to reply, how they needed to reply and how they failed to follow the proper procedures.

When they did not pay rent on May 1st and appeared to have moved out, did you follow abandonment procedures, or did you just enter and start the clean out?

They do not have a business plan, they don't have a working business model, there are no policies and procedures in place let alone written down.

I reached out to remind her about utilities, move in procedures etc, and that is when she asked to start June 1st instead because she hasn’t worked this whole month( and is probably trying to regain her footing).
