You learn more from not-so-great deals than from home runs.Improving the asset and getting higher rent is certainly an option, but I would really look at some 10 year math to help you decide.

There entitlement stays on the property all the same but it's cleaner because you don't have to worry about due on sale or managing the sellers insurance, power of attorney, etc.

"Saturated" is a bit of a throwaway term IMO - I manage STR's on Oahu and while Hawaii is about as "saturated" as it gets with STR's, people are making great returns on the right investments.

We DO check to make sure that we have licensed agents and lenders on the "Find an Agent" and "Find a Lender" sections of the site, but we have not done the same research or built out our marketplaces for contractors, CPAs/Tax Pros, lawyers, property managers, turnkey providers, wholesalers, and so on.

Unfortunately the owner for some reason decided now was not the time to be moving so he never check to see what his certificate value is.I wish I had a better "rest of the story" to tell
