I'll give you some geography afterward.)Lakewood, Lower Greenville, Old East Dallas, Swiss Ave Historic Area, Munger Place, M Streets, SMU area (University Park, Park Cities, McKinney Ave area), Oak LawnOf those areas, Lakewood, parts of M Streets, Lower Greenville, SMU & Oak Lawn have the best walkability.That pretty much means you're going to look in the general area of East of Lemon Ave, South of Northwest Hwy, North of Gaston (definitely north of I-30!!!)

So theres no rushUntil Oil supplys begin to steady themselves I would stay out of Western Canada, I know southern Ontario is starting to see some more growth in our manufacturing since the drop (crazy amount of help wanted signs right now as most factories) but Ontario is tough for cash flow, Eastern Canada I know little about.

I am not sure about the furnace, septic system and well and really don't know a whole lot about those sytems, but again should have a better idea once inspected.The $11K in expenses includes $4,600 in tax + $3K in oil + $2500 for insurance + Plowing and landscaping.
