So if you have a cousin you trust in a specific city and he/she is helpful when you need him/her it's worth its weight in gold (I have family in the markets in invest in and I'll be moving to the East Coast when I buy my first 'legit' apartment building).Through managing you will not only learn but you'll realize what you like and don't like.

Provided if the company is legit, what are the things that I should watch out for compare to regular rental to individuals?  

I paid him a direct $3000 wire at his Chase bank,....I've still got the contract and receipt.At the meeting he had shown me Reonomy (legit site) and gave me his usrnm and pswd to access the site to build multifamily buyers' list for Portland and Dallas, I was pretty certain that I had the real deal. 

Great tip @James SeelyI hadn't heard of Sparefoot yet but their website looks legit and there is no other facility any where near mine on their site.  

We got 4 calls of HVAC heaters not working... 2 of them were because it was only heating to 65, when it was 0-10 degrees outside, normal-- had to explain it to the tenants.. and 1 tenant had a legit heating element that went out, and after we fixed it, she said it wasn't working.. until this morning when the weather heated up and she said it got too hot!   

@Sam Rogers,A few months ago, we had our first applicant that was legit scary (just got out of jail for murder), so I definitely understand  the anxiety! 

But there's no shame on me.So, the real question for the people who are reading this: Is this program legit?

Problem is you can only have one FHA loan at a time, without some legit reason like having to move for a job, etc.  

Most legit GC's (liability/workers comp insurance, license, etc) can be approved.  

They are legit, but they aren't one of the lenders/funds that we run deals through.
