Account Closed Thank you for highlighting the Goals part, that was a long discussion that my Partner and I failed to have for quite a while and luckily we finally were able to lay out a definitive plan that helped reach our investors with more legitimacy and clear cut path.I'll have to check out the docs section, I haven't done that yet.

After several incidents I have doubled up with redundant backups of all hard wired smoke/CO detectors.Several years ago I added (my daughters home) an FM system as a backup to the hard wired units because of the size & layout of the home.

The goal is to find homes that have a similar layout, curb appeal, and interior upgrades you want to go for. then use those price per square feet to calculate your own ARV (try to be as conservative as possible, don't aim for the top of the market).

Since then, I've been more inclined towards an extra bed over an extra bath (though of course this varies with the property, and you still need a functional layout with the square footage you have to work with).
