The landscape is very different here in the DMV area.

I did my first rehab at 50 years old and pulled carpet, replaced subfloor, patched drywall, painted, laid tile and laminate flooring, repaired crawl insulation, landscaped, cleaned and rented etc.  12 years later, rental property cash flows life and I can afford to pay others to do repairs; but the experience gained was invaluable. 

The biggest expense is going to be the landscaping from what I can tell.

Replace HVAC, replace water heater, remodel kitchen and likely bath, potentially a roof or flashing replacement, landscaping work, exterior repaint.

Does anyone have any recommendations for handyman and landscapers in Newark, NJ?

I tried my hand at some landscaping as well and built a fire pit during the rehab.

A great value-add property may have peeling paint, outdated appliances, or overgrown landscaping, which all affect the curb appeal and the initial impression that a potential renter will form.

Without knowing what is needed for the rehab it is impossible to provide an accurate number, but even paint, flooring, land scape, replace warn plumbing fixture and all valve shut offs from OOS is likely at least $15k.
