It was very painful listening to the so called investor interviewing me about the property.

Set up some interviews with those agents, ask them questions as "How many deals they've done in the area?"

I recognize that to succeed, you have to devote your time fully to the dream, and that's what you have to honestly do.Hope this helps!

As a matter of fact it's very prudent to not let the small exchange fee drive a long term decision like a questionable purchase of a replacement property.Yes, what you describe is exactly what happens - if you cannot find a suitable replacement property then you receive your money and recognize the taxable gain.

Hello BP family, When talking to(interviewing) real estate agents for an out of state investor like myself what are some good questions to ask them? 

I am in the process of getting my real estate license and would like to start interviewing brokers.

They should be able to suggest someone you can then interview.
