@Diran Deukmajian I would let her, cameras are not permanant,  Just make sure you approve the install locations and she returns it to the state it was in when she rented it after she leaves.

I normally use carpet on the stairs in rental properties as it is a lot cheaper to install and absorbs a lot more noise in hallways, etc.

Often, you as the new owner will begin to make improvements to the property such as painting, installing new carpet and doing some inexpensive landscaping and repairs.

The first flip I did, I walked right by the giant water stain in the ceiling, and said "oh that's probably just a few rivets on the metal roof that need tightened."

Actually if the install in done properly then you should not have many maintenance issues even if you rent the place out in the future.

They have painted the apartment professionally with great colors, installed a permanent stone fire pit in the backyard, maintained the deck and kept a clean yard.
