Very important - please include what your land is zoned for and whether it is out in the country or within city limits.I want to know what raw land is worth typically in areas that won't be developed for a long period of time and if buying near a city has any pros/cons.All input is welcome.

It is the most important part when investing out of area.I personally invest in Arkansass and Florida. 

They do not want any HOPE dangled in their face.Check into your local rules, and more importantly, check the sources of your data.

I'm a millennial as well and am just getting into the investing game - haven't bought my first property yet but  I will within the next 3 months.I agree with all the above - we want convenience and will pay for it, being close to the social scenes (bars, restaurants, greenways, golf courses, easy commutes, etc.) is very important!

I would add that determining what you want to do in real estate is also important.

I think the due diligence in purchasing performing and non performing is extremely important considering the potential repercussions of a bad deal.

I believe PM is very important as this is " out of state"so I want to build trust and have a long term relationship. 

I rent out the rooms.What I’ve learned is having a room w a private bathroom is golden for my tenants they typically come from other roommate situation sharing a bathroom, having a private bathroom they see it as a luxury..Typically when rooms are rent out utilities are included, high speed internet is most important Utility for them..
