I just plan to host a number of businesses in the main area, and I am currently finding out from an engineer if I could put a full two-bedroom apartment in the attic (space is there, just need the engineering stamps.)So yes, I have the bug, and I'm just going after the low hanging fruits for now, but in the future, I want to flip one house (even it's with a partner where I do the rehab on the side for the experience) then when I get my credit where it needs to be I'll like to get into a small multifamily.

I thought about looking for a short-term rental manager since it might be more in their wheelhouse, but Raleigh has pretty stringent STR laws, including that hosts must live on-site if the rental is less than 30 days, so I'm guessing an STR-specific property manager is not too common in the area.

Keep in mind there are a host of variables in mobile home parks, such as: number of POHs, number of vacant POHs, number of MH spaces, number of RV spaces, the park amenities, the age of the park, underground infrastructure age and condition, park location, size of the market, value of SFRs in the market, city water or well, city sewer or septic, other utility sources and whether or not they are direct billed, deferred maintenance, cost of management, etc.
