I love that you are thinking holistically beyond energy to incorporate an atmosphere of healthy living (e.g., rooftop garden).

Hopefully you will have a healthy pool of solid applicants after the turnovers are complete so you meet your income projections.   

I think you will find that there is healthy dose of skepticism and realism here on BP.
