The property already has a tenant locked in for 2016... current purchase is at 85% of current market as-is, but there is room to make rehab improvements.... is what i am trying to do feasible within a 1-2 month turnaround from purchase to refi? 

Depending on the configuration of your lot, it might only be feasible to make 2 lots, but you never know until you read it.

Since I have a family I am finding this difficult to do in a price range that seems feasible for my situation.

If you can get financed at 7% (no idea if that's feasible right now or not) and found a property with a 10% cap rate, you'd make 10% on the $100K down payment and 3% on the remaining $300K.

That may be a more feasible and cost-effective approach to this.

With these 2 products, it is feasible to keep a routine easily without leaving the home.Just a thought.

Hi @Dhanush Kondoth, I would try to stagger them anyway you see feasible: some might have to agree to shorter than normal leases while others might have to agree to longer than usual leases.

I need a commercial broker that can help get me a feasibility study on what the land may go for as well as possibly co-listing the property with me.
