Subdividing Lots

Greetings!

My name is John.  My partner (Amon) and I own a fledgling new real estate investment company called DreamMaker Homes.  We recently purchased an older home in SW Atlanta with the intention of renovating and flipping it.  However, because it sits on a one acre corner lot, we were advised that we should instead tear it down, subdivide the property into (3) one third acre lots and build three new houses.  One third of an acre is in line with the size of the lots on the rest of the street.  We’re looking for any advise or guidance we can get on how we should go about getting approved for this type of zoning change with the City of Atlanta and/or Fulton County.  I appreciate it.
