Perhaps things have changed as you say, I will look into it.

In about February of this year I changed property managers for a condo I own in Fayetteville, NC. 

Unit rehab is also a LOT because you need to change the windows out to double or triple pain in many areas as the young people that do burn outs on their moped or dirt bike can be bothersome and turn non section 8 tenants away.

Living room: We put in a fireplace insert with a blower, it really heats the place up fast.

If the property pencils out with traditional renters in all units, I wouldn't dismiss it too fast.

I knew I wanted to go bigger and fast, so I hired a coach in an area I wanted to go which was large MF apartments.  

Funding in as fast as 24 hours. 

Fast forward a year later I used the contractor for my second deal and now more recently im working on my 3rd deal using the same contractor.

If I could do it all over again I wouldn't change a thing.
