Most of the time they have an excuse when the time comes.

After talking with my real-estate agent he said he has had clients who do an owner occupy for a month or two and then move back to their current residence while using the excuse "plans change".  

No story about I don't take a salary, or I maximize business expenses to lower my W2 or whatever the excuse is. 

With that said, I am at fault for making excuses and not putting action to the drive I have.  

Late night calls, excuses why they can't pay rent, sob stories, tenants fighting other tenants, cops being called, babies flushing diapers down the toilet and flooding, tenants just going MIA, etc.  

OK just starting out here so excuse my ignorance, but how does NOI make any sense on its own?

I usually don't make excuses when I want to do something but that bothers me.

Handshake agreement currently that is working well and I WAS pretty hands off with everything from the start given time constraints and any other poor excuse.
