After talking with my real-estate agent he said he has had clients who do an owner occupy for a month or two and then move back to their current residence while using the excuse "plans change".

More on NY real estate license law here: https://www.dos.ny.gov/licensi...Most states also include “marketing a property” as brokering.Here is a good article from Brandon Turner that explains how if you're not licensed or actually closing on the property yourself and then reselling it (which very few wholesalers actually do), you're probably acting illegally:https://www.biggerpockets.com/...There have been many examples in the past few years of wholesalers getting into trouble and the thin excuses of having equitable interest in the property or just selling a contract and not a property have not held up in court, at all.
