They take some technique or strategy that’s only workable or beneficial in a very tiny percentage of situations and generalize it as a major breakthrough.  

This conversation has morphed a lot and I really respect and appreciate everyone’s thoughts and time, but I started this post asking for the what most of you concluded I should have which is legal advice.I know the method works at this point and just like in every other field and specialization, real estate or not, there are good and bad approaches to the technique.

Looking back, that was just an amazing marketing technique but it piqued my interest.

The blanket technique doesn't really work but if you use the vacant house list and absentee list and probate etc.. you can laser target your campaign. 

Plus you need to have a pitch you need to learn sales skills and techniques to take those phone calls and turn them into deals.. as you state not easy.

I do agree that teaching someone HOW to fish rather than supplying them with fish is a phenomenal parenting technique that will serve them well.  

She gave it high reviews because he not only teaches smart investment techniques, but connects you to a large network of other investors.

You can use the same techniques the wholesalers use, but KEEP the property for yourself to build wealth!   

@Lydia T. we were primarily trying to kick start her agent business by mailing out to the expireds, but we framed it like they had two options as a marketing technique.
