@Juan Pichardo I highly doubt that you are getting actual cash flow of $15-20K.

If not, I doubt any regular lender will allow the use of possible revenue (when it has never been done before).

The total amount owed is almost FMV, so I doubt anyone will buy it "as-is", uninspected, at auction, for cash. 

I had the same doubt.

I've never lived in the Northern United States, but I would assume that their cold winters would have a higher maintenance/upkeep cost than areas with more moderate climate conditions.I doubt that there is any one state meets all of the above criteria. 

At the end of the day I would have realized that my PM company did not do our due diligence to ensure beyond the shadow of a doubt the tenant had put the utilities in their name and yet we still gave them the keys to the property. 

When in doubt, assume HVAC, gas, elec, plumbing should be done by a licensed pro and budget accordingly.

I highly doubt this would happen in the USA, but its nice to dream! 

There’s been water pooled this week but no doubt in the past too plus grading issues.

It isn't too late, but I doubt you will be able to replace your income with rentals.
