I’ve seen many cases here in VA where tenants or LL showed copy’s of text or email, and the judge upheld whatever was said.It’s a good time to add legal wording to your future leases that says it allows digital communication as written notice.Overall your tenant is a deadbeat, she is going to make a lot of claims and never do anything.. like hire an attorney because she has no money to pay rent. no free attorney is going to take that case as it’s not cut and dry.Your just going to have to keep the pressure on, till she pays, vanishes, or is evicted.How did her lack of income to rent ratio slip through your screening process?
