The first set of contractors sent to the property provided a preliminary estimate of repairs in which they are quoting a total of $86,000.

I already walked through the property and the only thing I could see is that it definitely needs a new roof, and it has water stains on the ceilings, so I am going to estimate for cosmetics and other repairs around $32,000 max for the interior and exterior updates.

I’d just like to ask a simple question without going to much into detail.

That doesn't give much wiggle room for unexpected expenses (or expenses that are more than your estimates).
