Yes, we have the brains to figure out the seller dispersement given prorated property taxes, tenant security deposits, etc. :) Cashier’s check will be the downpayment and we may physically walk the process together from bank to courthouse to finalize the deal.

So strategic deposits under 50% of your monthly income could be utilized to reduce your brain damage through out the process.If you make 10,000 gross a month you can deposit of up to 4999.99 with out documenting the funds so next time you go to deposit that 13,000 deposit you might consider doing 3 deposits of 4333.33.

I'd find someone local who is doing it and pick their brain or maybe even partner with them on your first one.
