I know when the market crashed everyone was rushing to get in on the crash, and many inexperienced investors bid prices up to over market thinking any buy was a good buy, and obviously, it wasn't.

I got lucky and didn’t lose money but if we have a 20 percent crash between now and then you would lose money and not gain it.Another draw back is if you do this you don’t have direct access to your money.

(A tenant will make sure he has an extra key) If a tenant contacts you after hours to handle an emergency, make it clear in your lease what an emergency is (burst pipe indoors, giant crack in a load bearing wall, tree limb crashes through the bedroom window, etc.).Most of all, keep the relationship professional, friendly but businesslike.

My buddy opened a MMA gym in 1994 and he was killed in a car crash a few years later and his parents gave it to me in 1996 and it grew from there.

He is currently spec building 6 homes in the Riverside area and doesn't see any impending major crash like 2008.Markets are cyclical and I think we are due for a general recession and a housing market turn from a seller's market, to a buyer's market.
