I've lived in some rough areas (including Harlem and Brooklyn pre-gentrification) and parts of Detroit scare the crap out of me - literally terrifying. 

Its a lot of fun researching through 85% crap to dig out the gold.

Having had many appraisal, including 8 in the last two months, it is my opinion it is little more than a crap shoot on how the appraiser will value the property.  

If tenant abuses them, they pay for the replacement.If you don't put anything up, Tenants will hang blankets, sheets, football banners, political signs, or some other thing that looks like crap and they'll probably damage the walls.

I should email the company and tell them it's crap. we'll see.

For example, I once filled an 8 inch hole in the drywall with a crap-load of plaster.

I search the HUD home store regularly and these days the vast majority of homes available to investors are crap.

I really trust their reputation as you know you are not buying just another's guru crap, these guys do this for a living.
