Is there a simple Property Managers book that has a chart with scheduled maintenance etc ?

@Lance Marshall The reason that I believe the lease option model is better than the simple buy and hold model is because of several reason.

I've been recently quoted $800 on a simple purchase, and it sounds much higher than I'm used to.

Steve, exactly I would,  IF i was a betting man,  bet that many that are out there getting Portfolio loans may not fully comprehend the covenants  or the covenants were glossed over in their excitement to take on that kind of debt..
