It is not in my nature to go out and give bad reviews, but I feel obligated to warn people about a group based in SoCal who sell rehabbed and rented properties in Alabama.

I invest in central Wisconsin and the only reason I don't do more is I can't find deals (even here, the market is hot) I exited because it's already profitable more than 50% from my base investment.

Did negotiate based on condition of house, work needed.

Or, is it based off of the total profit from the house flips before deductions, which is what I believe my CPA had done?

You can decide to STR or LTR based on the property and the particular pluses and minuses, but I wouldn't let either strategy guide your choice of home, really the other way around, let the home guide your strategy.

My comments are simply based on experience and common sense.
