I'm leaning towards hiring a skilled handyman who's cheaper than a roofer because it should be a simple patch job that shouldn't require too much specialized skill.

Also, that students expect not just fully furnished rooms and all kitchen appliances (as when I was there), but also TVs in common areas and other amenities.

These are small vintage buildings but we have fully renovated and updated all of the units and common areas. 

As many of them rent for periods of 30 days on the short end, with 3 months being very common, it's not practical to switch utilities into their names for such a short amount of time and you'll find it hard to compete with properties that do offer utilities if you don't.

What you really want is training on where you can develop your own leads...and then what to say to them, systems to keep in contact with them.It's pretty common I hear from new agents that they want mentorship and leads, never kept track of that, but that almost tells me they are passive people and might struggle in the business. 

I have submitted info on some of the more commonly known groups here, and never even got an automated email with additional info and a way to schedule a call with the team.  

I have read the BiggerPockets investing in real estate book and also read Rich Dad Poor Dad numerous times and I am motivated to be financially free and get out of my 9-5 job eventually.
