@Brant Hampton"I feel like pricing it correctly, putting the home on the MLS, getting professional pictures taken, getting a front sign, making flyers, and having an open house for the neighborhood is all the "selling" I will need to do"Not saying you are one but, I would say 80% of the owners I have sat down and talked to believe that if they just stick a sign in the front yard (maybe a flyer at church to really seal it) masses of people are going to come running throwing offer after offer, higher and higher until finally a higher than asking cash offer with no contingencies comes in.
