Appraisers will take out all kinds of things for STNL properties (vacancy, reserves , etc.) but NOI shown will not included those items.If you try to decrease NOI by those metrics you will very likely lose out on buying an STNL property because tons of offers on them.Now MTNL with a retail center I do see if the flyer or OM has vacancy taken out with reserves per sq ft calculated to get to NOI number they are showing.
