My biggest complaints are similar to yours:1. 5-7 days or more from the time the tenant pays the rent until the cash hits my account. 

I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

Cash on cash is low, the irr is higher, and the car rate looks decent.

Lastly, renting by the room is a nice mix of increased cash flow and long term appreciation.

Because of another deal I am financing I dont have the cash on hand to do the deal and while I have the equity to do a HELOC, I do not want to apply for the Heloc until my current deals funds.

You can get those reimbursed in the loan, but you will need some flexibility for cash flow purposes.

Personally, I would be hesitant to jump into a deal when the existing partners are cash-strapped.

All of that takes either time, cash, or both, and none of it is a pleasant experience for you or the tenant.During that time, would you have enough cash in your reserves to cover the mortgage for 3-6 months while the eviction process is playing out?
