Hey @Rob Anderson I am actually in the middle of adding that filter to the dashboard now.  

So running a P&L is easy on a property basis with a simple report where the filter of "Class" is set to the property.

We were thinking that because there are not many emergencies we want a service to filter through these.

Seems small, but did you change the furnace filter?

I would say, however, that the filters you can use per county vary.

Go filter the listings to your comps and you should get a idea of the going rate.

I live and breath Cleveland for the last 10 years,  In 2011 you could have purchased props for all in 25, 30k , with 25- 30% NET caps,,,, Now 65kish 10 -14% I see it going higher,,,,,,,Amazon 2 mill sq ft, the Clinic expanding seems daily, New hotels, restaurants , highways expanding, etc ,,   read what you want, but we live it . 

Proper and timely changing of filters should minimize any buildup, but environmental issues can be an important factor.

Simple techniques like deep breathing exercises also provide immediate relief and aid self-regulation.
