What I don't understand is how they obtained property with no credit and income verification (I obviously don't know the whole background but the basic storyline was they saved cash working menial jobs) was lending that much easier back then (40 years ago) I dream of one day owning multiple properties and I feel like I have the resources (good paying job) but it seems SO intimidating today (especially in a big city think San Fran /ny where you can barely get a studio for 500k)  am I  missing something ?

The first applicant seems to barely meet my requirements (primarily income requirements) and the second meets and exceeds the requirements by a significant amount.

I'll concede that liquidity (although some hedge fund managers put the breaks on cashing out last week) might be more fluid at the moment, but Wall Street only delivers two areas for profit:- Value appreciation (by way of speculating)- Dividend payouts (which is so trivial it barely registers)Liquidity isn't profit.

I haven't had any major complaints this year about heat (I pay for it in my big pink apartment) but I'd really like to switch over to BBE).Mike is right, after doing research BBE is by far the BEST for rentals as long as the electric service can support it.I took Mike's advice and bought some big DIY books, and running new wire for the units doesn't seem to be hard at all (It seemed much harder to me to begin with).

The oddest thing was that I agreed the kitchen panty could use some new paint, although you could barely see the walls since it was so small, 20" door IIRC.I cut some new shelves and put a couple of coats of oil-based paint on so I could do the entire job in one trip.

My wife told me I could have been hurt, and I agreed if the chase had gone another block it would have killed me, I was panting so hard I could barely talk to the dispatcher.
