It seems that a lot of traveling nurses like private 1bds and studios with parking/laundry.I personally prefer 2-4+ units with 1bds and studios due to the ease of management and stability where they would cash flow as long term rentals (LTR) as well.

Hi Eric,From experience I tell you that investing in STR is not an easy task.I have the experience of investing in a 420 sqft beachfront studio in sunny isles beach Florida.The first factor that you have to take into account is financing, small rooms (less than 500 sqft) + condo tels are a nightmare to obtain conventional financing, 30 years conventional is almost impossible, don't waste your time and with 20 percent less.bridge loans are the most you will find 1-2 years (35 to 40 % down), they have high costs, and you will have to refinance in the short losing money).

You could also get 1 to 3 studios, depending on how much of the 650 will be reinvested and how much debt you want to take on.

To make it pencil out, I moved into one of the units for 6 months while I did most of the easy stuff and found a really good contractor from Angie's list that worked with me for the 6 months while I was there to get everything up to snuff.Now I'm just living in a small studio back in Portland saving money for my next deal.
