Get a PM that triages repairs at least a little over the phone to reduce site visits, carries simple things like caulk and miscellaneous screws with them to reduce trips to the store and knows not to waste time repairing old fluorescent fixtures for instance or charges $150 a month to collect your laundry change.    

find a lender, find an agent, visit dozens of properties, go to REIA meetings, network with everyone, get on lists. 

My great grandpa built the house, and both me and my dad had been visiting it my whole life.I would definitely like to buy the house just for the sentimental value, but I also don't want to derail myself financially.

We were able to visit a few neighborhoods over the past year and will be making more trips up there in 2023 as well.
